Is Housekeeping included?

Semi-monthly cleaning is included in rates for stays of 30 nights or more. Shorter stay guests may request occupied cleans for a fee.


What is included in the suites?

  • In-suite washer and dryer
  • Microwave, fridge, stove, and dishwasher
  • Pots and cooking utensils
  • Dishes, glasses and kitchen linens
  • Bath towels and bed linens
  • Cable television with surround sound home theatre system
  • Free local calls with a private phone number
  • Long distance package available
  • High speed internet
  • Barbeques and utensils (where balconies exist)
  • Complimentary access to a local fitness facility (in the city or in the building)
  • Housekeeping, on request

All you need to bring is groceries and clothes. Just move in!


How far in advance do I have to book?

When booking stays over 30 days, we recommend you book as far in advance as possible to secure your reservation and preferences.

All stays less than 14 nights are considered short-term stays. Short-term stays may not be booked more than 30 days prior to arrival date to allow for extensions of residing guests. Many OBASA Suite guests stay for several months.


Is parking included?

Parking is not included in the price and is available at a per night rate. Downtown parking stalls are in heavy demand and we endeavor to accommodate your needs whenever possible. We offer both surface and underground spots (subject to availability).


What is the charge for parking? Do you have underground?

Like our room rates, parking rates are based upon the length of your stay. We have both surface and underground parking. All requests are subject to availability.


What is your cancellation policy?

Cancellations made more than 7 days prior to your scheduled check-in are subject to a $100 cancellation fee. Cancellations made less than 7 days prior to your scheduled check-in are subject to charges based on your length of stay. Stays of 3 to 10 nights require 48 hours notice to avoid a cancellation charge. The cancellation charge is equivalent to a 1 night charge (at rack rate) plus tax.

Stays of 11 to 29 nights require 7 days notice to avoid a cancellation charge. The cancellation charge is equivalent to a 2 night charge (at rack rate) plus tax.

Stays of 30 or more nights require 7 days notice to avoid a cancellation charge.  The cancellation charge is equivalent to a 5 night charge (at rack rate) plus tax.

*Rack rate is our highest current selling rate on the type of suite booked.

How do I become an OBASA Suites Partner?

What if I want to be a guest and stay in my own suite?

We are able to accommodate owners wishing to stay in their own property for a short period of time.  You would only have to stay in another suite if your suite is already occupied – good news as an OBASA Suites Partner


As an OBASA Suites Partner, do I receive special pricing?

The rate offered to OBASA Suite Partners is the lowest rate currently offered and does not require a minimum length of stay.  The rate is only valid for the Partner and his/her spouse.


As an OBASA Suites Partner, what can I expect for costs?

Once your suite has been purchased and meets the OBASA Suites accommodation standards, the costs are minimal.  Monthly utilities, advertising, administration, property insurance and management fees will apply, however, management fees are only collected for the dates your suite generates revenue.  Every month we will send you a detailed statement and a cheque for the balance.  If you are not making money with your investment, then neither is OBASA Suites.


Do I have to find guests for my OBASA Suite?

The beauty of being an OBASA Suites Partner is that we deal with any of the effort associated with the reservation of your suite.  OBASA Suites will market, manage, and maintain your property, in its entirety, on 24/7/365 basis.


Are there any other perks to being an OBASA Suites Partner?

  • You will receive a quarterly newsletter full of useful information.
  • You are entitled to promotional pricing and special offers as they become available.
  • You will receive $1000.00 for referring any investors who subsequently become an OBASA Suites Partner.

Are there any other costs that may arise?

Upgrades to the suites are performed periodically in order to continue to satisfy our discerning clientele but, other than that, extraordinary costs are rarely charged. If a guest damages your property, the guest is assessed the costs and OBASA Suites manages the collection on your behalf.


Once an OBASA Suites Partner, am I a partner for life?

We would like to answer yes, but the simple fact is that our OBASA Suites Partners generally sign yearly contracts. If, for any reason, you choose to sell your investment, the contract will be voided, pursuant to legalities of the province.

OBASA Suites are generally considered a legacy investment that may round out your investment portfolio and ensure monthly income cheques from the pool.
